What Is a WDI Inspection?
The NPMA-33 Explained
for
Buyers, Sellers & Agents.
A Wood Destroying Insect (WDI) inspection is a systematic visual examination of a property for evidence of wood-destroying insects — including subterranean termites, drywood termites, carpenter ants, carpenter bees, and reinfesting wood-boring beetles. The findings are documented on the NPMA-33 form, developed by the National Pest Management Association and approved for FHA and VA loans by HUD.
In Virginia, where termite pressure ranks among the highest in the country, WDI inspections are required for FHA and VA loan transactions and strongly recommended for all residential purchases and refinancing. A clean NPMA-33 gives buyers confidence. An inspection that finds evidence of activity identifies a problem before it becomes a costly surprise after closing.
If treatment is needed, we act fast. We prioritize real estate treatment calls — because a discovery at inspection doesn't have to derail a closing. We treat the issue, provide documentation, and get you back on track the same week.

What Gets Inspected
What the NPMA-33 Covers.
The NPMA-33 covers five categories of wood-destroying insects in all accessible areas of the structure. Here is what our inspectors look for and where.
🪵
Subterranean Termites
The most destructive and most common wood-destroying insect in Virginia. Inspectors look for mud tubes, damaged wood, and swarm evidence in all accessible areas including crawl spaces, basement walls, and exterior foundation.
🐜
Carpenter Ants
Large black ants that excavate galleries in wood to nest — particularly in wood softened by moisture. Evidence includes frass (sawdust), hollow-sounding wood, and ant activity near moisture sources.
🐝
Carpenter Bees
Round 3/8-inch holes drilled into wood eaves, fascia, decks, and trim. Inspectors check all exterior wood surfaces for active or previous carpenter bee activity.
🪲
Reinfesting Wood-Boring Beetles
Powder post beetles and old house borers leave small round exit holes in wood and fine powder-like frass. Often found in hardwood flooring, joists, and older structural wood.
⚠️
Previous Treatment Evidence
Signs of prior termite treatment — old bait stations, drill holes in slab or perimeter, chemical staining — are documented. This is important information for buyers.
🏠
Inaccessible Areas
Areas that could not be inspected due to storage, finished walls, or access limitations are documented on the report — standard practice that protects the inspector and informs the buyer.

Common Questions
WDI Inspection &
NPMA-33 FAQs.
What is a WDI inspection and why do I need one?
A WDI (Wood Destroying Insect) inspection is a visual examination of a property for evidence of insects that damage wood — termites, carpenter ants, carpenter bees, and wood-boring beetles. It is required for FHA and VA loan transactions and recommended for all real estate purchases in Virginia. The findings are documented on the NPMA-33 form, which your lender or closing agent will require.
Is a WDI inspection required for my loan type?
It is required for FHA and VA loans. For conventional loans, it is often required by the lender or requested by the buyer or seller. For cash purchases, it is not legally required but is strongly recommended — Virginia is a high-risk termite state and a pre-purchase inspection protects you from discovering a serious problem after closing.
How long does a WDI inspection take?
A typical residential WDI inspection takes 30 to 60 minutes depending on the size and accessibility of the home — including crawl space and attic access if applicable. The completed NPMA-33 report is delivered the same day.
What happens if the inspection finds termites or other issues?
